The Marquis is located between Times Square and the theater district on Broadway between 45 & 46th Street. Times Square draws over 26 million tourists each year making this location one of the most logistically challenging undertakings to date by Eastman Cooke.

This project has been carefully planned in five phases to renovate the Jewel Box Lobby, the third floor entrance to the famous Marquis theater and a new graphic display wall in the main hotel driveway and Shubert Alley.

As this is Marriott’s flagship and most profitable hotel, operating at over 95% occupancy at all times, the hotel must remain open throughout construction with minimal disruption to staff or guests.
